Every lease, under control.
Docentra reads your leases and their amendments, checks every rent invoice against them, reminds you before notice dates and lease ends, and turns rent, heating and running costs into the charts and Excel reports you ask for.

What it checks in a lease
Are you paying the rent you agreed? Rent, fees and deadlines, checked against what each lease says.
Rent above the lease
The rent on the invoice doesn’t match the lease or its latest amendment.
Increase above the cap
The yearly adjustment is higher than the cap the lease sets.
A fee the lease doesn’t allow
An administration or marketing fee appears on the rent invoice, but the lease has no such charge.
Duplicate rent invoice
The same quarter is invoiced twice.
Notice deadline coming up
The last day to give notice on each lease, well before it passes.
Lease ending
Leases that end soon, so none runs out unnoticed.
Amendments read with the lease
Addenda that change the rent or the term are read with the lease, so the newest terms apply.
Shared rent split
Rent for shared premises is split across departments by the rules you set, such as floor space.
A credit that never arrived
The landlord agreed to a credit, but the credit note is late.
Leases are one use. Docentra checks software, services and every other supplier agreement the same way. See everything it catches
More than rent checks
The dates, the accounts and the answers around every lease.
Every lease date in one place
Notice and end dates for every store’s lease, in time to act, so no lease runs on or runs out by accident.
Rent and costs in Excel
Rent invoices, cost splits and findings in one formatted workbook, ready for your accounts.
Heating and operating-cost accounts
Coming soon
The yearly heating and operating-cost settlements, built from the invoices, checked against what each lease allows, and ready in Excel.
Moving in and out
Coming soon
Before you sign: index, caps and break clauses to watch. Before you leave: the notice to give, what to restore, and the deposit or bank guarantee to get back.
Ask about any lease
Coming soon
Which leases can we leave next year? Ask in plain words and get the answer with the clause behind it.
Rent charts on request
Coming soon
Rent per square metre by store, region or year: describe it, and get the chart and the Excel file.
How it works
One rent invoice, from the increase to the credit note.
1The landlord charges
DKK 210,000
rent this quarter, 5% more than last year
2Your lease allows
DKK 206,000
last year’s DKK 200,000 plus the 3% cap

Gets it fixed
You approve the letter to the landlord. Docentra follows it until the credit arrives.
See it with your own leases.
We’re inviting a small number of companies to try Docentra on their own leases and rent invoices. Booking a demo takes a minute.

What documents does Docentra need?
Supplier invoices, and the agreements that set their terms: contracts, quotes, amendments and approved changes. Emails that agree a price or a discount count too. Recurring suppliers, such as SaaS, consultants, maintenance, cleaning, facilities and rent, are a good place to start.
Does Docentra pay or dispute invoices for us?
No. Docentra prepares the follow-up: the amount in question, the invoice line and clause behind it, and a suggested next step. Your team decides what to send and to whom, and payments stay in your existing process.
What if our agreements are incomplete?
Docentra says so. If it can’t find the terms that apply to a charge, the finding is marked as uncertain and it asks for the missing document instead of guessing. Nothing is presented as confirmed until someone confirms it.
Who sees what?
Finance sees every department and supplier. Each department manager sees their own spending and only the items that need their input, such as extra work to confirm or an increase to explain.
Is Docentra ready to use today?
Docentra is early. Checking invoices against agreements, following up on findings, tracking deadlines and exporting to Excel work today; what’s marked “coming soon” is what we’re building next. We are working with a small number of companies who try it with their own agreements and invoices, and together we measure useful findings, review effort and follow-through.
